Company Profile

Hayden Outdoors is a grass roots real estate company with a background in the cattle and ranching business. In 1976 Leo Hayden founded the company as Property Exchange, selling farms and ranches near Hays, Kansas. The brokerage moved to Goodland, Kansas in 1981 and became Hayden Inc. In the late 1990's Leo was joined by his two sons, Dax and Seth.

In 2003 Hayden Inc. became the first brokerage outside of Nebraska to be affiliated with a new real estate program offered by Cabela's, the world's foremost outfitter of hunting, fishing and outdoor gear, and became Hayden Outdoors. Hayden Outdoors expanded its offering of farm and ranch brokerage to include recreational properties. Since that time, Hayden Outdoors has gone from 3 brokers to over 40 brokers and affiliates in Colorado, Idaho, Kansas, New Mexico, and Belize. Proposed Marketing Plan

Hayden Outdoors, a participant with Cabela's Trophy Properties, is proud to represent the best farms, ranches and recreational properties. Our marketing plan consists of local, regional, national and international segments and targeted marketing with Cabela's the world's foremost outfitter. The internet and the best websites in the business are the cornerstone of this marketing approach. Many other resources are utilized to generate sales activity including but not limited to print, marketing partners, outside websites, television, radio, and newspapers.

Hayden Outdoors will contact Cabela's Trophy Properties participants with information on your property and co-branding opportunities. This approach has worked very well in the past and can gain maximum exposure to a property very quickly. These brokers are the most successful in the program and have excellent websites and potential clientele.

Project Timeline

This project and proposal should be considered only on the basis of a twelve month period. This timeline will be detailed in the following proposal and will consist of good milestones to insure that ample progress is being made.

Sample marketing materials, ads, videos, and other specialized information are included in this packet along with a link to several completed marketing materials for the property. Process for Qualification and Representation

Current Value Consideration

There has been a correction in ranch values over the past five years in the region. This correction has lead to the ranches with quality maintaining more of a consistent value. The real difference has been a soft market for things of average quality and location. Unique and "one of a kind" properties are either not listed or never going to sell.

Large Ranch Values

The larger the better. Ranches are being cut up every day and the new factors in the market and the money on the sidelines promotes size with substantial benefits. There effectively are more buyers over $500,000 than under that figure due to financing and lack of cash in this price range.
